Afternoon all,

 

Yes echo those sentiments above re. Coast, glad to hear you're feeling better Robin.

Hope you're all feeling well and enjoyed the sun-kissed weekend.

 

Nice to be back online after a week or so's break. My family and I, have had a multitude of problems at the new property.

 

Internal lift for my son hasnt worked from the time my son/daughter moved in, 2 weeks ago, due to faulty installation. Antony hasnt been able to sleep upstairs in his bedroom and has been confined downstairs, as the stairs are too dangerous for him, fortunately we have a downstairs bathroom/toilet.

Last week we had a flood in the wet room, due to faulty design, not enough gradient on floor sloping towards drain. Water came out onto 6 ft of landing carpet, thats ruined and needs to be replaced and to make matters worse we had a major leak yesterday, from under the bath, downstairs, which also has soaked the hallway carpet. So both washrooms could be out of action, if its a major fault. There's also lots of minor faults as well, to be rectified.

Thinking of turning the whole of the inside of the house into a water feature, few rocks and plants down the stairs, linking the flooded areas, should look rather nice. Then we'll all move into the shed!

Hope this flooding issue is going to be resolved, not hopeful though, bit worrying when the postman turned up in a lifeboat this morning, to deliver the mail! ohmy.png 

Just in the process of writing an e-mail to the After Sales Team (Snagging Problems), trying to gather my thoughts and not forget anything, so many defects to report.

 

Anyway, enough of my ranting, hope you all have a lovely afternoon.

Sorry to hear about this Tom, puts my moaning about a possible cold weekend into context!  The problems you are describing sound a lot more than 'snagging' - some builders use this term for the most extraordinary things.  'I don't want to make a fuss but it seems that my new house has no roof?'.  Builder: 'yeah, sorry about that, we'll sort the snagging next month...'

 

Seriously, I hope you manage to get these things resolved asap - I'm sure you are taking photos to submit as evidence.  Also worth keeping a diary with dates, times, and a record of any out of pocket expenses you have incurred.  See, there's my lawyer side coming out!

Thanks for the advice. It's the first time we've moved into a new build property and I'm aware you do get teething problem issues but it's beyond the joke now. Fortunate that we have a quite a wicked sense of humour in this household, otherwise we may have been submerged by it all (literally). I've had some good advice from a client of ours, at work.

We must surely be due compensation for ruined carpet/underlay on landing, now hallway also.

We've also had 3 to 4 elements of the house not functional, at one time or another since 7th April, and obviously my son/daughter have paid their first months rent in advance, along with the disruption/stress caused, especially to my son, surely a compensation issue there again.

Hi Tom

 

Physical damage/loss to property and possessions - should be a claim there.  Out of pocket expenses (eg phone calls, travel costs, parking for shopping trips to replace damaged items) should be a claim there.  The lease probably says you are entitled to what is known as 'quiet enjoyment' of the property - which you haven't been getting and so there could potentially be a claim there, perhaps for some of the rent already paid.  Unfortunately stress can't legally be claimed for in these circumstances but try under the heading 'damages for inconvenience' and then make clear the very real impact it has had on you and your family and this could allow you to make some progress.  Most leases say you have to pay the rent 'without deduction' so you should be very careful about withholding any rent as you don't want to be in breach of the tenancy agreement and put your occupation of the property at risk.

 

This is all very generic of course and I'm not a property law expert but the Citizen's Advice Bureaux are very experienced in this type of thing if you want to get them on board.  There is a Law Centre in Bromley called Streetwise - they say they specialise in advice for young people and their families.  I don't know anything about them but could be worth a try.  One important point - on your letter you should put these words:  'all of our rights and remedies are fully and expressly reserved' - this keeps your options open!

Back from Aldeburgh in Sussex,

 

What a beautiful place! Sat on the seafront from 7.45am with unbroken blue sky and sunshine watching the local fishing boats go out.

 

Had to find shelter around 11.30 as the wind became rather cold and it started clouding over. I had such a lovely morning smile.png

 

It's nice to know Robin is home and I hope he continues to get better soon. Those poor nurses!

Well all that high-living and Champagne-Coastie stylee managed to lay me low with some pretty horrendous kidney infection, but the NHS and some powerful antibiotics have got me home for a few days at least.

A mostly grey day here at the office in Harefield, there was some sunshine this morning but it's been in short supply (British understatement - there hasn't been any) this afternoon.

Well what great weather we had over the weekend,took a trip down to deepest darkest Dorset!!  Friday was great walking around Monkey World and I think they were glad it was warmer lol, slight case of sunburn on my head.

Saturday was nice on the coast went to Lyme Regis which was very busy in the sunshine and cool breeze and then went out to Portland Bill and sat in the sun watching the waves crash into the rocks.

 

Looking at the weather for this coming weekend I could guess whats going to happen, Sunday when I am fishing again...yes it will be cold again  lol

Its gone a very weird purple/orange colour outside, Anyone else seeing this?

I think its to do with the sun setting and moisture in the air as in precip.

I thought so to, rain overhead on the radar but nothing is falling! Coolest overcast sunset i have seen in a while
